01 How the land promotion process works

The planning system for residential development is complex and risky, requiring a patient and a determined approach, a keen eye for detail and a significant at-risk financial investment.

At no cost to the landowner Sigma Strategic Land will appraise the development potential of your land and if it has potential, we then work in partnership with you to promote your land for development through either a promotion agreement or option agreement. We will fund the planning process entirely at our financial risk; the process is risk free for the landowner save for the commitment to sell the land once planning permission has been obtained.

Once planning permission has been obtained, we then market the site to housebuilders selling to the best bidder at the time, thus maximising the best possible financial return for you.

02 Land requirement

Your land could be worth much more than its current use value

Following the General Election held on 4th July 2024, the Labour Government has signalled a “new approach to growth” in order to get Britain building again. This is likely to involve a forthcoming planning reform package involving mandatory housebuilding targets. Angela Rayner who has been appointed Secretary of State for Housing, Communities and Local Government in the Ministry of Housing, Communities and Local Government (MHCLG) has stated that she will take an “interventionist” approach to get houses built where they are needed which includes the universal coverage of local plans and a careful review of Green Belt boundaries. There is also an intention to deliver 1.5 million homes (300,000 per annum based on a five-year term) and relaxing planning controls in the ‘Grey Belt’ (lower-quality Green Belt sites).

Local Authorities in England are required to demonstrate a 5-year supply of deliverable housing. Many are struggling to do so for a variety of reasons.

Against this backdrop your land could be worth much more than its current use value if a residential planning permission can be obtained. There are opportunities for landowners to bring forward their land for development, including green belt land.

The process of obtaining planning permission is complex, costly, time consuming and uncertain. There are no guarantees in planning and the substantial at-risk financial investment required to successfully promote land for development is often a barrier that most landowners cannot undertake on their own.
