Sigma Strategic Land is part of the Sigma Homes Group, one of the South East’s leading SME housebuilders with an unrivalled reputation for location, quality and design.
Sigma Strategic Land specialise in strategic development land promotion, focusing primarily upon the delivery of planning consents on both greenfield and brownfield sites.
The planning system for residential development is complex and risky, requiring a patient and a determined approach, a keen eye for detail and a significant at-risk financial investment.
At no cost to the landowner Sigma Strategic Land will appraise the development potential of your land and if it has potential, we then work in partnership with you to promote your land for development through either a promotion agreement or option agreement. We will fund the planning process entirely at our financial risk; the process is risk free for the landowner save for the commitment to sell the land once planning permission has been obtained.
Once planning permission has been obtained, we then market the site to housebuilders selling to the best bidder at the time, thus maximising the best possible financial return for you.
How the land promotion process worksYour land could be worth much more than its current use value
Estimates have put the number of new homes needed in England at up to 345,000 per year, accounting for new household formation and a backlog of existing need for suitable housing. The Autumn Budget 2017 set out an ambition to “put England on track to deliver 300,000 new homes a year”. The Conservative Government elected in December 2019 included a manifesto pledge to "continue to increase the number of new homes being built" and referred to a need to rebalance the housing market towards more home ownership.
Local Authorities in England are required to demonstrate a 5-year supply of deliverable housing. Many are struggling to do so for a variety of reasons.
Against this backdrop your land could be worth much more than its current use value if a residential planning permission can be obtained. There are opportunities for landowners to bring forward their land for development, including green belt land.
We look for land in sustainable locations in or on the edge of towns and villages from 1 hectare upwards.
Contact our land teamOur land team would be pleased to discuss your land. We are experts at working with landowners whether they be private, corporate, institutional, public sector or charitable bodies to realise development potential and to maximise land value for residential or mixed-use development.
The value of land and the chances of obtaining a viable planning permission is dependent upon many factors that are often variable during the planning process such as supply & demand, prevailing economic conditions, changes to national & local planning policy, site enabling and abnormal costs and local authority development contributions such as affordable housing provision, Community Infrastructure Levy (CIL) or S106 planning contributions.
As experienced house builders, we are very familiar with negotiating costs with Councils, Affordable Housing providers and others to deliver the most beneficial solution.
The process of obtaining planning permission is complex, costly, time consuming and uncertain. There are no guarantees in planning and the substantial at-risk financial investment required to successfully promote land for development is often a barrier that most landowners cannot undertake on their own. Accordingly, many land owners choose to work with Sigma Strategic Land as their partner of choice to unlock and realise the potential of their land.
Sigma Strategic Land will fund the planning investigation, promotion, planning submission and appeal costs (if required) entirely at our risk. For a confidential discussion with our land team please use the contact button below and we will get in touch with you.
