30% of the 20 plots at Sigma Homes’ £10m Spring Bank development - located in the popular commuter town Haywards Heath, West Sussex - have been matched with buyers at the off-plan stage. Two of the energy-efficient dwellings are ‘First Homes’, which has enabled local first-time buyers to benefit from a discount of at least 40% off the property values, which is then applied in perpetuity.
Located off Lunce’s Hill, the 3.1 acre site is just south of Haywards Heath. The town is seen as a desirable location for any commuters travelling to London and is less than 50 minutes from London by train, while Brighton is just a 15-minute train journey away. The two-, three-, and four-bedroom houses at Spring Bank range in size from 870 – 1,885 sq ft. Prices start from £620,000, with the first new homes becoming available for occupation in late 2023.
Geoff Potton, Chief Executive at Sigma Homes, said: “We are delighted to have already sold 30% of our Spring Bank development at this early stage. The prized location of this site, and the homes that are on offer, make this a unique offering, particularly for this area. There is exceptional countryside and popular attractions close by, as well as easy connectivity to larger towns, cities, and the coastline.
“The whole of the site benefits from a border of mature hedgerows and trees, which provides natural screening for the new homes. Spring Bank’s northern boundary will also feature new native hedgerows, trees, and substantial native shrub planting. There will be plenty of open space for residents to use and enjoy, which is why this scheme is proving so popular with locals seeking a beautiful and practical new home.
“We would recommend that those interested in an energy-efficient new home make contact with our sales team to discuss the remaining properties as soon as possible.”
The EPC-all houses are B rated except the three detached which will be A. The three detached will have battery storage facilities to enable A rating rated homes feature air source heat pumps and EV charging points to enable residents to significantly lower their carbon footprint. There will be contemporary Nobilia kitchens with Bosch appliances, fitted wardrobes to all bedrooms, and high-quality vinyl and carpeting provided as standard throughout.
Sigma Homes’ plans also include enhancing and maintaining dense scrub to provide habitats suitable for a range of protected species, including breeding birds, bats, hazel dormice, and reptiles. Set in a beautiful rural landscape, the new development will maintain the natural environment, as well as the area’s historic field patterns and wooded character.
Haywards Heath features plenty of local amenities including shops, restaurants, pubs, green spaces, and public footpaths. As well as its vibrant retail and leisure offering, the town is close to attractions such as Sheffield Park, the National Trust’s Nymans Gardens and House, and Borde Hill Garden. Situated close to the South Downs Area of Outstanding Natural Beauty, the coast is also easily accessible.
As well as the new planting across the site, the Spring Bank scheme has been designed to provide safe and convenient routes for walking and cycling, integrating with existing networks that offer opportunities for sustainable travel choices. Future residents will be able to access a range of amenities on foot, by bicycle and public transport.
Spring Bank is located off the B2112, which is the main route into the town centre, served by regular bus services, and just over two miles from Haywards Heath railway station. While the lifestyle benefits of the West Sussex countryside are on the doorstep, the town is only 30 miles south of London and offers easy access to the wider motorway network.
